I drove out to culpepper today down and back plank road (rt3) an noticed the lick run sign now has company. Right behind it is a home advertising for a new subdivison going in behind the ridge there. Does anyone know anything of how many homes are expected there and or how much it encroached on the CWPT property?

    Drew,

The development behind the CWPT's landholdings on the May 1st battlefield was part of the deal.

Last year, Tricord, Inc. purchased the 227-acre Mullins Farm. In exchange for a rezoning on the back 87 acres, Tricord sold the acreage along Route 3 (140 acres) to the CWPT. The rezoning allowed Tricord to build Chancellorsville Hunt, a subdivision of 300 age restricted (55 or older) homes on the back 1/3 of the property. The land that the CWPT purchased, is the more significant. Little to no battle action occured on what Tricord retained.

The CWPT is in the process of re-planting the historic tree line on their property. Once the trees grow to maturity, they will provide a nice screen from the residential subdivision. For now, Tricord is allowed use of a pre-existing building along Route 3 for a sales office, they are allowed to advertise the homes along the highway, and are permitted an access across CWPT property. All of this will go away once the development is complete and the majority of the homes sold.

All in all, not a bad deal for saving a battlefield many of us thought lost a few years ago.

I hope this answers your question.
